SMS Terms & Conditions
These terms explain how Lend4Less uses text messaging, how you give and withdraw consent, and what messages you can expect to receive.
1. Program description
Lend4Less (Dennis Hughes, mortgage broker) sends text messages to consumers who request information about home financing. Messages are conversational and account-related: replies to your questions, loan status and document updates, appointment scheduling and confirmations, and rate or program information you asked for. We do not sell or rent phone numbers, and we do not send unsolicited marketing texts to numbers that have not opted in.
2. How you opt in
You opt in by checking the SMS consent box on our contact form, by providing your mobile number on a loan application and agreeing to be contacted by text, or by texting us first. The consent checkbox on our forms is never pre-checked, and consent to receive text messages is not a condition of any purchase, loan approval, or service. You can always reach us by phone or email instead.
3. Message frequency
Message frequency varies and depends on your conversation with us. Most people receive only a handful of messages, and typically no more than a few per week while a loan is in progress.
4. Message and data rates
Message and data rates may apply. Charges depend on your mobile carrier and plan. Lend4Less does not charge for text messages.
5. Opting out — reply STOP
You can cancel at any time by replying STOP to any message. After you send STOP, we will send one confirmation message and then send no further texts to that number. To rejoin, reply START or ask us to text you again.
6. Getting help — reply HELP
Reply HELP to any message for assistance, or email us at Dennis@lend4less.com. We respond during normal business hours, Monday through Friday.
7. Carriers and delivery
Carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission by your mobile carrier and is not guaranteed.
8. Mobile information and third parties
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as our messaging provider, is permitted only to deliver the messages you asked for. All other use, sharing, or sale of mobile opt-in data and consent is excluded. See our Privacy Policy for full detail.
9. Privacy
Our handling of the personal information you send us — including mobile numbers, consent records, and message content — is described in our Privacy Policy. Please do not send sensitive information such as Social Security numbers or full account numbers by text; use the secure loan application instead.
10. Changes to these terms
