Who we are
This site is operated by Lend4Less, the mortgage brokerage practice of Dennis Hughes, a California mortgage broker serving Calaveras, Tuolumne, Amador, San Joaquin and Stanislaus counties. Contact: Dennis@lend4less.com.
Information we collect
- Information you give us. Name, email address, mobile or landline phone number, county, property details and the content of the messages you send through our contact form, by email, or by text.
- Loan application information. If you start an application, financial information is collected through our secure application portal under that provider's security controls, not through this website.
- Basic technical information. Standard web server and analytics data such as pages viewed and general location, used to keep the site working and to understand which guides are useful.
How we use it
- To answer your questions and provide the loan information you requested
- To process, underwrite and close a loan if you choose to apply
- To send loan status, document requests, and appointment confirmations
- To meet legal, licensing and recordkeeping obligations
Text messaging and mobile information
If you provide a mobile number and consent, we may text you about your inquiry or loan. Consent is optional and is never required to obtain a loan or any service.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. Information sharing with subcontractors in support services, such as our text-messaging platform, is permitted solely to deliver the messages you requested.

Who we share information with
We do not sell your personal information. We share it only as needed to do the work you asked for or as required by law: with wholesale lenders and investors considering your loan, with settlement service providers such as escrow, title, appraisal and insurance companies involved in your transaction, with service providers who operate our systems under confidentiality obligations, and with regulators or in response to lawful requests.
How long we keep it
Inquiry records are kept only as long as needed to respond and to document consent. Loan files are retained for the periods required by federal and California lending regulations.
Security
We use reasonable administrative and technical safeguards to protect your information. No method of transmission is perfectly secure, so please do not email or text sensitive data such as Social Security numbers or full account numbers — use the secure application instead.
Your choices and rights
- Reply STOP to any text to end messaging; unsubscribe from any email we send
- Request access to, correction of, or deletion of the personal information we hold, subject to lending recordkeeping requirements
- California residents may exercise applicable rights under the CCPA/CPRA. We do not sell or share personal information as those terms are defined for cross-context behavioral advertising.

This site is not directed to anyone under 18 and we do not knowingly collect their data.
